KBS Inks 31,965 Square Feet in Leases at Phoenix Office Complex

Agreements with Johnson Bank and Homesmart Holdings Part of Expanded Activity at 3131 and 3133 E. Camelback Properties

Phoenix, AZ - August 5, 2009: KBS Realty Advisors has signed just shy of 32,000 square feet in new and renewal leases at its 3131 E. Camelback office property in Phoenix, bringing the 196,740-square-foot, Class A complex to 99 percent occupancy.

Johnson Bank has renewed its existing 21,169-square-foot lease with KBS for its main Phoenix branch, while Homesmart Holdings, a Phoenix-based residential real estate brokerage firm, has signed a new lease for 10,796 square feet.

Kit Tiedemann and Chuck Nixon of CB Richard Ellis brokered the deal for Johnson Bank, while Trevor Klinkhamer, Ray Harris and Alissa Leone of Grubb & Ellis/BRE Commercial, LLC, represented KBS.

Beyond the two transactions, Newport Beach, Calif.-based KBS is set to announce several additional leases at the building and its sister property, 3133 E. Camelback. Built in 1998 and 1999, 3131 and 3133 E. Camelback were acquired by KBS in 2006 and have remained among the most sought-after properties in the Camelback Corridor submarket. Features include limestone exteriors, a glass curtain wall, monument signage and a prime location at Camelback Road and 32nd St., convenient to Squaw Peak Parkway, the 202 Freeway and I-10.
